Turning the floor you store things on into a floor you live on
A finished basement is usually the cheapest square footage a house will ever gain — no foundation, no roof, no addition. It is also the space where moisture, headroom and mechanical routing decide whether the project works at all.
We take basements on as full conversions rather than partial fit-outs. One of our clients describes exactly that: “They did a full basement and bathrooms. Really enjoyed working with them.”
Dry first, finished second
Before anything gets framed we deal with the water — drainage, grading at the foundation, sump and vapor control as the space needs it. We have been called in on drainage and flood repairs often enough to know what a wet basement does to a finished one.
Mechanical routing, planned not improvised
Ducts, pipework and panels are mapped before the ceiling height gets committed, so you do not lose a foot of headroom to a soffit that could have run somewhere else. Bathrooms, wet bars and laundry go in at the same time rather than as a phase two.
